Hutchinson Island Your Home Away From Home

Hutchinson Island is located in the city of Fort Pierce off the coast of Martin and St. Lucie counties, Florida. Hutchinson Island is a barrier island bordered by the Atlantic Ocean on the east and the Indian River on the west and on the north by the Fort Pierce Inlet, which separates it from what is known in St Lucie County as North Hutchinson Island, or sometimes “North Beach.” North Hutchinson Island extends into Indian River County, but it is rarely called that north of the county line. DiCAPRIO & FOUR SEASONS PLAN BELIZE ECO-RESORT

Leonardo DiCaprio recently unveiled his plan for a destination resort on Blackadore Caye. He recently unveiled his plan to build an eco Four Seasons resort that includes an exclusive collection of private villas. The 104-acre island will include a spa, bar, swimming pools, restaurants and eco friendly touches like a solar panel powered landing strip for planes.

According to privateislandsblog.com, “DiCaprio intends for the eco luxury private island to serve as a benchmark for testing innovative “green” technology and natural energy sources such as water, sun and wind… What will make this resort unique is the eco friendly way in which the resort will be developed. Efforts are being made to ensure that the buildings are integrated into the local landscape to avoid disruption of the local flora and fauna.

Along with hybrid, wind and bio-diesel power systems, several arrays of solar panels will be installed to provide power to the resort.

The journey to this point began in 2004 when DiCaprio discovered the island on a trip to Belize with girlfriend Gisele Bundchen. DiCaprio purchased the island for 1.75 million in 2005 in partnership with Jeff Gram owner of the exclusive Cayo Espanto Resort. Together the two began working with Four Seasons Group to develop what will soon become the exclusive and environmentally friendly Four Seasons Blackadore Caye. The First Steps of the Home Buying Process

Entire books have been written about the process of buying a home. But the initial steps in the process are the most important of all. This is when many first-time buyers make costly mistakes that come back to haunt them. So in this article, I’d like to focus on the initial steps you should take when buying a home — and how to do them right.

Establishing a budget. Checking your credit. Getting pre-approved for a mortgage loan. These are three of the most important steps during the first phase of the home buying process. Here’s how to navigate them.

1. Establishing a Home Buying Budget

“I don’t know how much I can afford to pay for a house, so I’ll just let the mortgage lender tell me. That’s what they do, right?” Wrong! A lender can only tell you the maximum amount they will lend you. But that amount might actually exceed the amount you can afford to pay. In other words, mortgage approval does not equal affordability. People often get approved for mortgage loans that are too big for them, and it’s the leading cause of home foreclosure in the United States. So before you start talking to lenders or filling out mortgage applications, you need to determine your home buying budget.

Setting a budget is easier than you might think. First, add up all of your monthly expenses (excluding your rent, which will go away when you buy a home). Be sure to include all of your monthly expenses, including the money you put toward savings, entertainment, groceries and bills. Next, subtract this monthly expense total from your net monthly income. This will give you an idea of how much you can afford to pay toward a mortgage each month. Do not exceed this amount — no matter what a mortgage lender might tell you.

2. Check Your Credit Reports and Scores

When you apply for a home loan, the lender will examine your financial background from all angles. Your credit score is at the top of the list. A high score will help you get approved for a loan with a good interest rate. A low score will hurt your chances of getting approved. There are things you can do to improve your credit score, but it all starts with finding out what your score is to begin with.

Request your credit reports from all three of the reporting bureaus: TransUnion, Experian and Equifax). You can do this for free by visiting AnnualCreditReport.com. Make sure there are no errors within your reports. If you find any mistakes, request a correction through the company’s website (the one that produced the erroneous report). You also need to check your credit scores, which are based on the information contained in your reports. You’ll have to pay a small fee to get your scores, but it’s important to check them. If your score is above 720, you’ll probably have no trouble getting a mortgage loan. If your score is below 700, you should focus your efforts on improving it. 3. Get Pre-approved for a Mortgage Loan

In step #1 above, we talked about setting a home buying budget for yourself. After you do that, you need to find out how much a lender is willing to give you. This is called pre-approval, and it’s an important first step in the home buying process. During pre-approval, a mortgage lender will review your financial situation and tell you the maximum amount they are willing to lend you. This will help you limit your search to homes you can afford to buy. Sellers will also take you more seriously if you have a pre-approval letter, because it shows them you’re capable of buying the home.

If you start your home buying process with the three steps listed above, you’ll be on the path to success. On the other hand, if you ignore one or more of these steps, you could have some unpleasant surprises and delays down the road.

Are Renters On The Rise In Your Community

Remember when you first moved in and loved your neighborhood?

Then the renters started moving in.

Now that the housing slump has put a damper on buying and selling many sub-divisions are becoming rental communities. The result, overgrown lawns, too many teens hanging out in the park and loud parties in the “frat houses” down the street; not to mention some driveways with a dozen cars parked out front and people streaming in and out. Does any of this sound familiar?
Thousands of property owners across the country are now renting out homes they cannot sell. As a result, developments that once were largely owner-occupied are filling up with renters who are less engaged in the community and less concerned about the upkeep.

But let’s be fair; not all homeowners are model neighbors and plenty of renters cut their grass, take in the garbage cans and turn down the music at 9 pm.

It’s a good news-bad news situation; renters can bring socio¬economic and racial diversity and a chance for owners to make money, even when times are tough. Some renters may start out as tenants but eventually will become buyers. Now for the flip side; too many renters can depress housing values in a community. You look at most renters as temporary with no long term vested interest in the community which will ultimately mean a swinging door – new faces in and out.

How to protect and preserve your neighborhood

• Many HOA’s require pre-approval by the board before allowing renters to move in. While this can cause problems it does provide another opinion about the people you’re about to allow into your space.

• While tempting, do not sign more than a one-year lease. If there are too many problems during that first year, you can simply choose not to rent to that individual again.

• Discuss, vote on and include language into your HOA bylaws that safeguard your community and keep your community stable.
Rules and guidelines pertaining to renters should be addressed at your annual HOA meeting. Be proactive not reactive. Often times, we wait until the “bleep” has hit the fan when we could have just addressed the situation before it became a problem.
Ask that homeowners update records if they move or rent; you need to know where notices should be sent.

Ask that homeowners provide a copy of any lease to the board so everyone knows how many people are moving into the community – this directly relates to the security of the community.

It all comes down to communication and setting up guidelines to live by.

Selecting a Wooded Lot

Buying a new house is an exciting venture; you dream about staring out the windows in the mornings, enjoying bar-b-cues with the family and the memories you’ll create in the years ahead.

But before you make that decision on which home you want discuss the pros and cons about the location you’ve selected.

Many people love wooded lots; the scenery and serenity of nature as you watch animals play around your home. But consider this — Does anyone in your home have allergies? The trees and grass could pose more of a headache to your allergies leading you down a long path to sore throats, itchy watery eyes and a runny nose, most mornings.

You’ll also find that wooded lots have many tress in close proximity of the home and that can create a problem during bad weather. Trees that are leaning and branches that sway closely towards your home should be removed before any further weight makes them fall. Just to be safe, walk around the property to see if there are any trees you may want to have removed, especially before the winter months hit.

Wooded lots are also prone to unlevel ground and endure standing water in many areas. This leads to hoards of mosquitoes. You could tackle this task or hire a landscaper to easily resolve this problem by leveling the soil with gravel and a new soil bed. Finish with a new seeding of grass and you’ll never know the land was un-leveled.

Additionally while not threatening animals could pose a nuisance. You would normally think of the cuter small animals such as squirrels and raccoons however, take time to think more about a family of deer, snakes, mice and moles.

I guess we fall in love with the thought of owning a home surrounded by the woods without really delving into all the issues that come with this type of environment. That’s not to say you should not buy wooded lots, just consider all the issues that may pop up.

Every obstacle has a solution and if you find your dream home in the woods, you will figure out a way to overcome small problems like animals or unlevel backyards or an allergy.

Keep in mind, today you’ll find that the woods are protected in many areas, meaning you cannot just chop down trees or change the woods as you please. To be certain, call your environmental office to see if the woods in your area are protected. If they are, you’ll need permission before making any changes, even if you own the land.
