What To Do If You Think Your House Hunting Is Taking Too Long

If you have ever gone house hunting then you know how easy it is to get overwhelmed by the hundreds of available homes on the market.  So what should you do?  Your head is telling you to look at everything because you might miss out on that perfect deal.  But your heart is telling you to hurry up and find your dream home so that you can finally get relocated.

Here are a few tips and tricks that will help you narrow down your summer home search

• How long have you been looking for a new home?  Five weeks, five months, five years? How do you know how long is too long?  Well, if you have money saved and you have gotten your credit report in tip top shape, then now is the time to buy.  But sometimes it takes viewing several dozen homes and getting several offers rejected before you finally get the perfect deal.  This is completely normal so relax and enjoy the ride

• Re-evaluate your expectations.  If you keep looking at homes and are not finding anything that will work for you and your family, then talk to your realtor.  Schedule a meeting with your agent to discuss exactly what it is you are looking for and they will be able to get you back on track

• It’s time to compromise.  You will more than likely not find a house with 100% of everything you want.  So make a list of the most important “must haves” and then pick the home that is the closest to having everything on your list.  Then anything else that comes after that is just gravy!

• Tune out the nay sayers! Everyone has an opinion about which house is best for you; how bad the repair issues are, how to negotiate the best deal, deciding for you what you can afford, telling you that you should be buying one of those dirt cheap foreclosures and how desperate the banks are to get rid of all those homes.  So what should you do with all of that advice?  Ignore it!  People who have not purchased a home in that neighborhood or perhaps have not bought a home in years are not the best authority on what is best for you.  Although they have good intentions, friends and family can unwittingly keep you from making your own decisions about what is best for you and your family and ultimately keep you from becoming a home owner

The best thing you can do to help your summer house hunting routine is to talk to your realtor.  Involve your realtor as much as possible.  Let your agent know exactly what you are looking for and they will give you a selection of homes to choose from that will meet your specifications.  Your realtor knows the area neighborhoods and the homes in those neighborhoods and they will be more than happy to point you in the right direction and help keep you on track.

Is It The Right Time For Me To Buy A Home by Bold Real Estate Group

Is it the right time for me to buy a home.  Are you going to rent or buy, that is the question.  Many people struggle with this question each and every day.  It is a hard one but there are ways to determine if now is the right time to buy.   Here are just a few facts that will help you make an educated decision about your home buying quandary.

Fact #1 – Mortgage Rates Can Go Up In A New York Minute.  If you keep telling yourself that you are going to wait until the rates go a little lower then you may be in for a rude awakening.  Interest rates can and do go up at a moment’s notice and if you have not committed to your decision to buy a home now, it could ultimately cost you thousands of dollars in interest over the next 30 years!

Fact #2 – Rental Prices Keep Rising.  The longer the housing market is in a slump the higher it drives prices on all rental properties. No matter whether it is a rental home or an apartment you are going to pay dearly for that rental that you don’t really like all that much.  Talk about throwing your money away each month.  Wouldn’t you rather put all of that money into your home (and pocket) instead of someone else’s?

Fact #3 – You Have A Stable Career.  Buying a home is a long term endeavor and you should estimate that you will be staying in the same geographic location for the next seven to ten years before deciding if now is the right time for you to buy a home.

Fact #4 – Do You Have Enough Time At Your Current Job?  Most lenders will require that you have been at your current job for two years or at least in the same industry.  However, that is the bare minimum of what you will need.

Fact #5 – Plan Ahead.   You should look to the future when buying your next home.  Since you will be in that home for approximately seven to ten years you will need to think about what your needs will be in the future.  How much space will you need?  Leave yourself enough room to grow.  Can you afford to buy a home that will suit your needs now and in the foreseeable future?

Buying a new home is a huge decision that will require you to really think about your long term financial and lifestyle future.  When you get to the place in your life where you can realistically project your financial goals and personal needs seven to ten years out then this might be the perfect time for you to buy your dream home.

I Got An Offer Now What by Bold Real Estate Group

I got an offer now.  It’s a great day.  You just got an offer on your home.  Now What?  How do you know if you should accept that offer or hold out for more money?  There are several things to consider once you receive an offer on your home but don’t let that turn into undue stress.  Here are some questions to ask yourself that will help you decide if you should accept that offer you just received or not.

1.  Relax, take a deep breath and don’t let your emotions get in the way of making the right decision.

2.  Is the buyer pre-qualified or pre-approved?  You may want to request a copy of the pre-approval letter before making your decision.  You don’t want to take your home off the market only to find out later that there was never any way that buyer would have ever qualified to make that purchase.  You have then just wasted precious time and possibly lost a “qualified” buyer.

3.  How quickly do you have to move?  If you have an urgent situation where you have to move quickly, such as a job change or perhaps a foreclosure, you may want to consider an offer that is less than what you were expecting.  Remember, something is better than nothing or even worse – a total loss such as in a foreclosure.  Take the offer, make the deal, get it done and move on with your life.

4.  How much do you still owe on your home?  Everyone wants to make a profit on their home.   When you are making your decision about whether or not to accept that offer, remember that you will also incur closing costs so make sure you take that into consideration as well.

5.  Is your home underwater – do you owe more than it is worth?  If this is the case, then this may not be the right time to sell.  You can consult with your real estate agent to see what options may be available to you.

6.  Have you tested the waters?  How long has your home been on the market?  How many people have actually viewed your home and what type of feedback have you gotten?  How many offers have you received?  If your home has been on the market for a while and you have not gotten many offers, you may want to consider lowering the price; but be sure to consider the market value in your area and the condition of your home first.  Your agent can help you determine the right thing to do here.

7.  Ask yourself  – “Is This A Reasonable Offer?”.  Many buyers will attempt to lowball you because they know that it is a strong buyers market.  Perhaps they know that your home has been on the market for a while.   Don’t let them get the better of you.  Think about the offer at hand and determine if it is “reasonable” or not.  You have to consider your situation – are you in a rush to sell or do you have time to sit back and wait for that perfect offer?   Remember, you can always counteroffer and have your agent work the deal to its fullest potential.

The bottom line is you must accept an offer that will work for you and the buyer.  You can negotiate to make the deal work in your favor.   Let them know that you will accept a lower offer in exchange for a faster closing date.  There are many ways to negotiate the “deal” to get it done.   Your agent is an expert at this and can be your best resource for getting you top dollar for your home!

Are You Energy Reliant For The Upcoming Winter.  I think by now we’ve all learned the importance of conserving energy on a regular daily basis.

During the winter months, heating a residence can account for nearly half a household utility bill.

1. Do not heat any unnecessary rooms. Close and seal heat registers and air returns. Be sure to weather-strip doors to these less-heated areas.

2. Insulate all electrical outlets & switches on inside/outside walls with foam pads beneath cover plates. These are inexpensive and easy to install. Weather-strip and keep bathroom door closed.

3. Weather-strip, insulate, and seal all access doors to unused and cold attic areas. Do the thinking — find the areas of heat loss, then determine how to slow the flow of heat and the loss of your money.

4. Turn the thermostat lower and dress warmer. Nobody ever froze at 60 degrees. Late at night and when you are away from the home set the thermostat to 50 degrees. The U.S. Department of Energy reports that, “two 10 degree setbacks will save 1/3 of heating costs.” If you’ll be gone for over 48 hours, drop the temperature to 40 degrees.

5. Window heat loss equals 1/3 of your energy bill so close shades and drapes. Use rope caulk in every crack & opening. If possible, use plastic over the outside of each window and/or use shrink plastic on the inside. Try clear bubble plastic packaging placed between the storm window and inside the main glass window (to insulate).

A $75 – $125 service call may seem excessive, but is it well worth the cost to have your furnace properly serviced before winter hits. Regular service keeps your furnace working efficiently which helps to reduce those energy costs. Also, don’t forget to change out those filters at least once a month! If you live on a dirt road or along a dusty alley, the filters may have to be changed as frequently as twice a month.

The easiest change to make is by using a programmable thermostat. Simply program the thermostat around your schedule so that the heater is on while people are actually in the house, preferably with an approximately 30 minute window prior to warm the house back up to the preferred temperature. This way you are able to shave money from the energy bill every day with no extra work on your part.

Of course, these tips do not apply to everyone’s situation but with minimal adjustments in your lifestyle, it is very possible to save some money off your energy bills month after month.

Should you consider a lease with option to buy?  For many individuals leasing a home with an option to purchase is an attractive way to purchase a home. Especially for those experiencing credit issues and who do not anticipate the situation to be cleared up for more than a year.

Sellers finding it difficult to sell their home are more willing to write a Lease to Purchase Contract. This way you can go ahead and move into your own home while mending any issues you have.

Typically, a portion of each month’s rent will go towards the purchase price of the house. The amount will depend on the terms of your contract. A good negotiator might even be able to get 50% of the rent to go towards the purchase price of the house. Keep in mind, in Lease to Purchase Contracts, the Seller will want money down on the home.

This gives them some assurance that you are a serious buyer. This money can also be used as a “Deposit” should you eventually decide against purchasing the house. It can cover damages that you and your family may have done to the property. These are all issues that should be addressed in your Lease to Purchase Contract.

There are certain properties that are more practicable for a Lease to Purchase Contract:

• Fixer-upper homes that need a few repairs
• Homes with little or no equity
• Homes that are For Sale by Owner

Buyers whom are more likely drawn to this type of sale:

• Buyers with damaged credit
• Buyers going through a divorce
• Buyers who don’t have much cash set aside for a healthy down payment
• Buyers who are self-employed

Sellers should keep in mind, if your home has been on the market for a considerable amount of time, you may want to consider a Lease to Purchase option. This option expands your market of homebuyers.

If you’re concerned about the terms of the contract and whether you will get your money keep in mind, you can negotiate the terms in your contract. If you’re looking for cash flow, then ask for a sizeable down payment. Often a buyer has cash to spend but their credit is flawed. Stipulate in your contract what portion of the down payment will go directly to the seller should the buyer default on the contract.

Another item to consider in most Lease to Purchase Contracts, the property is returned to the Seller if the Buyer defaults in any way. You would be able to get your house back and resell it.

For both home buyers and sellers, Lease with Option to Buy can be an attractive proposal.
