You Have Found The Right Home If….Buying a house is one of the biggest decisions you will make in your lifetime.  Therefore, it is no surprise that some people spend months and for some people years, searching for the “right” home.   So exactly how do you know if you have found the “right” home for you and your family?  Let’s look at some of the things you will be doing that will be a pretty good indication that you have found the right home.

1.  You will stop looking at other homes and want to see the “right” home over and over again.

2.  You actually like the kitchen and bathroom.  Most people who are looking for a new home don’t like the kitchen and the bathroom.  These areas are very personal and the first thing buyers do is talk about what they don’t like about the kitchen and bathroom.

3.  You start to picture you and your family living in the home.  You think about it all the time and you can’t think about anything else.  You start placing your furniture, you picture yourself entertaining or relaxing in the back yard.

4.  You find yourself making multiple trips to the home improvement stores to pick out carpet, tile, paint samples etc.

5.  You start thinking about getting estimates for remodeling and how you can personalize the house

6.  You begin to get possessive about the house.  You find that you want it immediately and want to know how soon you can move in.  You find yourself getting a bit angry if someone else is looking at the house because you are already viewing it as yours.

7.  You start justifying anything that is wrong with the house.  If you find yourself justifying the flaws that would normally be unacceptable to you or would be deal breakers such as the noise from the nearby airport or the hoarder neighbor next door or when the pros replace the cons, then you have probably found the “right” home.

8.  You start looking for all of your favorite hot spots, grocery stores and restaurants nearby and don’t care if you have to drive a little further to get to them.

9.  You can’t wait to show all of your friends and family.

10. You don’t care about trying to get a lower price for the house.  You want this house now and you want it no matter what!

Why Winter Is A Great Time To Sell

What?  Sell my home during the winter?  Why would I do that?  Well, that is what most people think and that is what you are going to use to your advantage.  Ok, I see that look of doubt on your face.  But don’t worry I am going to explain myself.  Below I am going to go over why the winter is the best time to sell your home.  Keep reading  .  .  .

The Top 5  Reasons To Sell Your Home During The Winter

1.  Because it is getting close to the end of the year which means lower borrowing costs give buyers incentive.

2.  Less competition!  Who doesn’t want less competition?  Take advantage of this and you may very well be the only home for sale in your entire neighborhood or at least one of the few.  It is very frustrating for home buyers who are ready to buy a home now but cannot find anything that fits their needs.  Your house may be their dream home, so give them what they want and you can almost name your price.  Your buyer will be so excited that they were even able to find a suitable home this time of year!

3.  Less competition means you may not have to put as much money into your home in order to sell it.  So talk to your realtor before you go running to the hardware store to make improvements that may not be necessary due to  the lack of competition.

4.  You may be worried that your holiday plans will interfere with selling your home.  Nope!  That’s not an excuse.  All you have to do is to ask your realtor to make a change in your showing procedures that will require advance notice for all showings.  Who knows, maybe your buyer will schedule a showing during your holiday meal and you can invite them to join you.  Wow, what a way to help them feel right at home and that is a definite sale!  You could not ask for a better gift than the sale of your home.

5.  Due to the growing number of  foreclosure inventory out there, a buyer will be very refreshed to see a  move in ready home.  Additionally, many home sellers that are being forced to move but have not gone into pre-foreclosure yet, generally cannot afford to fix their home to the standards that it may need to be market ready.  So this will make your home that much more appealing .

Should I Buy A Home If Interest Rates Rise?

You may ask this question and get ten different answers.    Just because the interest rates have risen does not necessarily mean it is not the right time to buy.  If you hold off, this mistake could cost you thousands.

So how do you know when it’s ok to buy a home if you know the interest rates are rising?  Well, that is a good question and here are some facts to help you sort through it all.

1.  Consider specialty loan options

• Hybrid mortgages – this is a mortgage loan that will offer a very low rate for a fixed amount of time, usually 5-7 years, then the loan will revert to an adjustable rate mortgage.  This sounds a bit risky; however, if you are not planning on staying in your current home for more than five years, this is a fantastic option for you

• An ARM  loan with an option that would allow it to be converted to a fixed rate loan when at the borrowers discretion

• An interest only loan – this is a loan that requires you to make payments to the interest only for a set number of years, then it converts to an amortized loan with interest and principal payments each month

2.  Talk to a tax advisor – before you do anything, make sure you talk to your tax advisor about whether or not one of these types of loans is right for you.

3.  Ask for a Buy Down – this is a fee paid at closing to get a lower interest rate.  Sometimes a motivated seller will be willing to paying some if not all of the buy down just to get the deal.

4.  Ask the seller to pay some or all of the closing costs.  Quite frequently the seller’s closing costs are used as a write off by the buyer.  (Check with your tax advisor before doing this)

5.  Lower prices mean lower loan amounts so don’t let higher interest rates chase you off.  With some skillful negotiating your realtor can help you secure an unbelievable deal  saving you loads of money.  So a high interest rate does not have to mean more money.

Remember, many people drop out of the home buying market when the interest rates go up, but as you can see this could be a very costly mistake.  Some of the best mortgage loans come about when the lenders are competing for your business and when sellers are realizing that there are more homes for sale than there are buyers.

So talk with your realtor and come up with a game plan to help you find your dream home.  Don’t let rising interest rates stop you, use it to your advantage!

The Top Six Questions That Will Help You Decide What To Offer.  You have just found the home of your dreams; it has everything you have ever wanted and then some, but how do you know how much to offer without paying too much or offering too little.  Well, this is the age old question that most people have when put in the same position.    Well, that is what we are here to help you with.

Here are the top six questions to ask yourself when putting together an offer.  These questions will help you get to a winning offer quickly.

1.  What is the fair market value of the home?  Check out the competing homes in the area and what they are going for but make sure you are comparing similar properties.  Then find out how much those types of homes have sold for in that neighborhood over the past 90 days.

2.  How much can you afford?  You must make sure that you make an offer within the range of what is affordable for you.   You will want to also stay within your pre-approval range as well.  Does that neighborhood have HOA fees that you need to consider?  If so, then prepare your offer accordingly.

3.  Do you have competition?  Your agent will need to check with the listing agent to find out if there are any competing offers.   Even in this market there are some properties and some neighborhoods in which multiple offers are received.  If this is the case, your agent will need to find out how many offers are on the table.  If there are several offers, you will want to submit a higher offer.

4.  Has the listing been reduced?  Check to see if the listing has been reduced and by how much.  Are the sellers motivated?  How long has it been on the market?   Are there other homes in the area with similar price reductions?   How many days were there between each reduction?

5.  What is the condition of the home?  You will need to get a home inspection and find out how much each repair is going to cost and reduce your offer to accommodate those repairs.  The seller is probably already aware that they will need to reduce the price of the home if extensive repairs are needed.

6.  How much do you really want this house?  Of course you should not submit an offer that is way above the asking price or above the fair market value unless you have money to burn.  However, you may want to submit an offer that is closer to the asking price if you are really anxious to get the seller to accept your offer and not someone else’s.

These are just a few questions that you should ask yourself before you sit down with your agent to put together an offer.   Take the time to submit an offer that works for both you and the seller and before you know it, you will be living in your new home.

Real Estate Blunders and What Not To Do.  You have finally made the decision to start looking for a new home.  You are very excited and anxious to get started.  It’s very easy to get caught up in the moment when you come across a home that is perfect for you.   However, it is extremely important that you stay focused in order to avoid common and easily avoidable real estate blunders.   Let’s talk about a few of those blunders that could cost you more than money.

Blunder #1 – Over Extending Yourself – Make sure you purchase a home that fits comfortably within your budget.  The last thing you want is to move into your dream home only to find that you cannot afford to pay for it.  The next thing you know is your home has gone into foreclosure!  So make sure that you spend less than you make and set aside an emergency fund that you do not touch.  You can never predict an unforeseeable expense but if you have prepared for it you will be able to weather the storm.

Blunder #2 – Assuming That You Know What The Bank Will Do – If you are out looking for a home and you think that after you find one you will then apply for a loan – that is the wrong way to go.  You should first talk with a mortgage lender to find out first if you can even qualify for a loan.  If you can’t then you need to know what you have to do before you will qualify.  So first things first – get pre-approved.  Secondly, find out exactly how much you can borrow and then look for a home below that amount leaving room for repairs, closing costs and anything else that may arise in between.

Blunder #3 – Have A Set In Stone Budget – You must have a budget.  You must also include everything in your budget.  That means everything no matter how small of an expense, even if it is a pack of gum.  You will need to keep track of everything you spend for at least 90 days so that you fully understand exactly how much money you have to work with.  Trim the fat if you need too but do it BEFORE you purchase your new home.  This will give you time to adjust to your new lifestyle before adding your new mortgage expense.

Blunder #4 – Counting On Money You Don’t Have Yet – If you are out looking at new homes and preparing to put in an offer but you don’t have all of your down payment “yet” then stop everything.  You must have ALL of your down payment in the bank and ready to go.  If you think that by the time you are scheduled to move in that you will then have the money saved – you are taking a huge risk because more often than not, something else comes up that you will need to spend that money on and now you cannot afford the down payment on your dream home.

Blunder #5 – Failing To Pay Your Taxes – Every year millions of Americans don’t pay their taxes.  If you have not paid your taxes you could have a lien against your home and therefore will not be able to sell it.  In addition, you are at risk of losing your home.  Bottom line – file and pay your taxes EVERY year.

Hopefully, this will help as a reminder of what to do and what not to do when searching for your new home.  Remember to get all of your ducks in a row before starting this journey and the next thing you know you will be enjoying your new home.
