Real Estate Blunders And What Not To Do by Bold Real Estate Group

Real Estate Blunders and What Not To Do.  You have finally made the decision to start looking for a new home.  You are very excited and anxious to get started.  It’s very easy to get caught up in the moment when you come across a home that is perfect for you.   However, it is extremely important that you stay focused in order to avoid common and easily avoidable real estate blunders.   Let’s talk about a few of those blunders that could cost you more than money.

Blunder #1 – Over Extending Yourself – Make sure you purchase a home that fits comfortably within your budget.  The last thing you want is to move into your dream home only to find that you cannot afford to pay for it.  The next thing you know is your home has gone into foreclosure!  So make sure that you spend less than you make and set aside an emergency fund that you do not touch.  You can never predict an unforeseeable expense but if you have prepared for it you will be able to weather the storm.

Blunder #2 – Assuming That You Know What The Bank Will Do – If you are out looking for a home and you think that after you find one you will then apply for a loan – that is the wrong way to go.  You should first talk with a mortgage lender to find out first if you can even qualify for a loan.  If you can’t then you need to know what you have to do before you will qualify.  So first things first – get pre-approved.  Secondly, find out exactly how much you can borrow and then look for a home below that amount leaving room for repairs, closing costs and anything else that may arise in between.

Blunder #3 – Have A Set In Stone Budget – You must have a budget.  You must also include everything in your budget.  That means everything no matter how small of an expense, even if it is a pack of gum.  You will need to keep track of everything you spend for at least 90 days so that you fully understand exactly how much money you have to work with.  Trim the fat if you need too but do it BEFORE you purchase your new home.  This will give you time to adjust to your new lifestyle before adding your new mortgage expense.

Blunder #4 – Counting On Money You Don’t Have Yet – If you are out looking at new homes and preparing to put in an offer but you don’t have all of your down payment “yet” then stop everything.  You must have ALL of your down payment in the bank and ready to go.  If you think that by the time you are scheduled to move in that you will then have the money saved – you are taking a huge risk because more often than not, something else comes up that you will need to spend that money on and now you cannot afford the down payment on your dream home.

Blunder #5 – Failing To Pay Your Taxes – Every year millions of Americans don’t pay their taxes.  If you have not paid your taxes you could have a lien against your home and therefore will not be able to sell it.  In addition, you are at risk of losing your home.  Bottom line – file and pay your taxes EVERY year.

Hopefully, this will help as a reminder of what to do and what not to do when searching for your new home.  Remember to get all of your ducks in a row before starting this journey and the next thing you know you will be enjoying your new home.

Avoiding costly mistakes during a divorce.  It is never easy to get a divorce since there are so many emotional and financial issues that need to be handled. The house is probably one of the toughest decisions that a couple has to make during this painful process. With emotions running high, it is very important that you get an expert to answer all your questions about taxes, mortgage, and other important decisions. A professional can help you make logical decisions and prevent you from making emotional decisions.

Perhaps the most difficult and the foremost decision that you would want to make is whether you want to continue staying in the house. This will, of course, depend on whether you would feel comfortable living in the place or if it would bring up painful memories for you. You will have to choose between staying in the same house and moving onto a new place.

These are questions that only you can decide but you cannot deny the fact that your decision will have a financial impact. Can you afford to keep the house or will you need to refinance it? Is selling the present house and buying a new one a better idea and how much money do you have for buying a home?

This article will help make a lot of things clear for you so that you can make a good decision and one that you will not regret later. While dealing with the house during a divorce proceeding, there are basically four options that you have. These are the four options and their financial implications:

• The house can be sold and the money divided between the two partners. Here, it is important that you get as high a selling price as possible. You need to clearly understand how much of the money will you be receiving. Note that there are selling and other expenses that will need to be considered while figuring out the amount received. It is also possible that the split may not be a 50% split. It will actually depend on your divorce settlement, the person who paid the original down payment and the property laws of the state you live in.

• You can buy the house by paying off your spouse or partner. You can keep the house to yourself this way but before making a decision like this make sure that you know that you can afford to take care of the monthly payments. Another factor that will need to be considered is that if both of you took a loan for the house, then you will need to refinance it and this could be a difficult process.

• If your spouse/partner is interested, you can ask your spouse to buy you out also. You may want to leave and make a fresh start in a new place and you will need some money to do this. However, you need to remember one thing, if your mortgage is not refinanced, banks will consider you as a co-signer to the property and you are as liable for the payments. This means that if you want a new mortgage, this liability will make it difficult for you to get it. This is despite the fact that you don’t legally own the house.

• You can also continue to own the house jointly with your spouse. This option is quite possible even though only one spouse is living there. You can postpone this financial decision for a while which means that you will have some peace of mind for a while, however, there are tax implications that you will need to consider because these may change from the time that your divorce proceedings are settled to the time that the final sale is actually made.

If both of you have decided to sell the house, you need someone who can guide you in such a way so as to maximize your return. The help of a professional can come in very handy at this time. Always keep in mind that both of you need to be present when the listing contract is being prepared. Both the parties need to sign it and both should be present during the negotiations.

If you want to buy a new home, you can use the money that your spouse pays you while buying it out or from your part of the money coming from the sale proceeds. Make sure that you are very clear about the kind of house that you want to buy for your self. A home on wheels?  How much “stuff” do you need? Have you ever felt over-burdened by too much square footage and a large mortgage? Many people feel this way and wonder, how can I downsize to an affordable lifestyle? There is a simple answer to that question – downsize to a portable home on wheels.

Many retirees are shedding a mortgage payment of over $1,000 per month, and purchasing 84-square-foot homes. Imagine a total cost of about $10,000-$20,000 to build the tiny home, and a monthly heating bill that totals about $15. Yes, it is possible, and if these tiny homes are not sold in your state, you can pay to have it towed or shipped to you.

Perhaps the hardest part of downsizing is eliminating time-honored mementos, but it can also be liberating. Letting go of the past and all the things that are holding you back; this does not mean you are simply tossing your life aside; you are making room for a new lifestyle with new memories.

The majority of tiny homes are built for 1 to 2 people, as the space inside is small. Retirees quickly see the advantage – saving lots of money. Most people who migrate to these downsized spaces usually save about 90 percent or more per month than they were spending in a larger home.

Financing

If financing is necessary, it can be challenging to get the loan. Simply put, banks are wary of these tiny homes. Banks want to see something bigger than a one-bedroom house because it brings up the concern about resale value. Many retirees are simply selling their large home, buying a home on wheels and pocketing a huge profit.

Advantages of Downsizing

• Very little cleaning
• Few, if any monthly bills
• You can move your home wherever and whenever you feel the need to leave. Simply pack and hitch your home on wheels on the back of your SUV.

The bottom line is, everyone is feeling the economic shift and looking for ways to save money. If you don’t mind the very cozy quarters, these homes on wheels can become the answer to financial difficulties.

Should You Consider A Lease With Option To Buy?

Should you consider a lease with option to buy?  For many individuals leasing a home with an option to purchase is an attractive way to purchase a home. Especially for those experiencing credit issues and who do not anticipate the situation to be cleared up for more than a year.

Sellers finding it difficult to sell their home are more willing to write a Lease to Purchase Contract. This way you can go ahead and move into your own home while mending any issues you have.

Typically, a portion of each month’s rent will go towards the purchase price of the house. The amount will depend on the terms of your contract. A good negotiator might even be able to get 50% of the rent to go towards the purchase price of the house. Keep in mind, in Lease to Purchase Contracts, the Seller will want money down on the home.

This gives them some assurance that you are a serious buyer. This money can also be used as a “Deposit” should you eventually decide against purchasing the house. It can cover damages that you and your family may have done to the property. These are all issues that should be addressed in your Lease to Purchase Contract.

There are certain properties that are more practicable for a Lease to Purchase Contract:

• Fixer-upper homes that need a few repairs
• Homes with little or no equity
• Homes that are For Sale by Owner

Buyers whom are more likely drawn to this type of sale:

• Buyers with damaged credit
• Buyers going through a divorce
• Buyers who don’t have much cash set aside for a healthy down payment
• Buyers who are self-employed

Sellers should keep in mind, if your home has been on the market for a considerable amount of time, you may want to consider a Lease to Purchase option. This option expands your market of homebuyers.

If you’re concerned about the terms of the contract and whether you will get your money keep in mind, you can negotiate the terms in your contract. If you’re looking for cash flow, then ask for a sizeable down payment. Often a buyer has cash to spend but their credit is flawed. Stipulate in your contract what portion of the down payment will go directly to the seller should the buyer default on the contract.

Another item to consider in most Lease to Purchase Contracts, the property is returned to the Seller if the Buyer defaults in any way. You would be able to get your house back and resell it.

For both home buyers and sellers, Lease with Option to Buy can be an attractive proposal.
