Avoid the most common buyer errors. Shopping for a new home is an emotional experience. It’s also time consuming and  comes with a myriad of details. Some buyers, however, caught up in the excitement of buying a new home tend to overlook some items. Their home purchase turns into an expensive process. These errors generally fall into three areas:

  • Paying too much
  • Losing a dream home to another buyer
  • Buying the wrong home

When you have a systematic plan before you shop, you’ll be sure to avoid these costly errors. Here are some tips on making the most of your home purchase:

Bidding without sufficient information
What price do you offer a seller? Is the seller’s asking price too high? Is it a deal? Without research on the market and comparable homes, you could lose thousands of dollars. Before you make that offer, be sure you have researched the market. A professional realtor, can offer an unbiased opinion on the value of a home, based on market conditions, condition of the home and neighborhood. Without knowledge of the market, your offer could be too much. Or worse, you could miss out on a great buying opportunity.

Buying a mis-matched home
What do you need and want in a home? Sounds simple. Yet, clearly identifying your needs and bringing an objective view to home shopping, leaves you in a better position. Sometimes, home buyers buy a home that is too large or too small. Perhaps they didn’t consider the drive to work, the distance to school, or the many repair jobs waiting for completion. Plan ahead. Use your needs list as a guideline for every home you view.

Unclear title
Before you sign any document, be sure the property you are considering is free of all encumbrances. As part of their services, a realtor can supply you with a copy of the title to ensure there are no liens, debts, undisclosed owners, leases or easements.

Outdated survey
Before the purchase is completed, an updated survey is essential. This report will indicate boundaries and structural changes (additions to the house, a new swimming pool, neighbor’s new fence which is extending a boundary line, etc.).

Unexpected repairs
For $300 – $500 a professional inspector will conduct a thorough inspection of the home. This way, you’ll have an idea of the cost of future repairs. Make the final contract subject to a favourable report.

Shopping without pre-approval
It only takes a few days to get financing pre-approval. When you are shopping for a home, this gives you more power. A seller is more likely to consider an offer from a serious buyer.

Remember additional cost
Besides the funds for the purchase of a home, you’ll need funds for items such as loan fees, insurance, legal fees, surveys, inspections, etc.

Rushing the closing
Before you sign, ensure that all documentation clearly reflects your understanding and conditions of the transaction. Has anything been forgotten? Don’t rush. You could lose money, financing or even the sale.

Top 5 Homebuyer Mistakes To Avoid.  Feeling indecisive about purchasing a new home is common. Home purchases are typically the biggest financial investment you’ll make; however, the home buying process is challenging and, at times, confusing.  Utilize your real estate agents’ knowledge and advice.  These next 5 common mistakes are ones you don’t have to make;

1. What’s your price range?  Don’t get driven to buy more than you can afford.  It’s hard to know where to look or what to look at (detached house, condominiums, and town homes) until you know how much you can afford.  Visiting homes that are way out of your price range, regardless of whether the price is on the high side or low side, is not only a waste of time, it’s discouraging and a waste of time.

2. You don’t have the required down payment and closing costs available.  Many people purchase with less than a 20 percent down payment.  There are plenty of financing options available for low cash down home buyers, even in today’s market.

3. Real estate agents are not mind readers.  The most common complaint is that the real estate agent didn’t show the right kind of homes.  If you are looking at homes that do not appeal to you, could there be a miscommunication between you and your agent?  It helps to detail what you want and clearly communicate your desires about what you Love, Like and Dislike about homes.  This can really help your agent fine tune your choices and make great selections for you to review.

4. Underestimating the amount of cash you will need to close the sale.  This mistake should never happen but yes, it does.  Your real estate agent will provide an estimate of your closing costs at the time you make an offer to buy your home.  Then your loan agent or broker should provide you with another closing cost estimate within a reasonable amount of time after you submit your loan application.  Buyers will often come up short because it is not explained until the last minute that the lender requires extra cash.  This can often happen if there is a down payment less than 20 percent of the purchase price.

5. Applying for a loan with a lender who offers the lowest rates in town.  You’ve heard all the horror stories about the “best” lenders turning out to be the worst lenders. Great advertising complimented by over the top promises does not make that lender the best.  Often lenders who promise a too-good-to-be-true loan usually perform a bait and switch, just before your loan is approved.  Low interest rates are important, but always check a lender’s reputation because the best deal in town may not be worth the savings and aggravation down the road.

Just keep in mind during your home buying process that the price of buying, owning and maintaining your home will be worth all the bumps in the road.

Bid Farewell To Low Costs Mortgages?  For years the government guaranteed home loans giving potential homebuyers the push they needed to get into a new home. Now we take a step backwards because it’s beginning to get a lot more difficult.

Everyone agrees that Fannie Mae and Freddie Mac must go. The aim right now is to shrink government-backed loans until they’re relatively scarce. The government has already reduced the loan limits, on a sliding scale nationwide. The current loan limits are $729,750 but will soon top out at $625,500.

So what does this really mean for homebuyers? The most significant change will be the impact on FHA homebuyers.
• Stricter home buying standards
• Higher interest rates
• Higher down payments
• Most potential buyers who once qualified for a FHA loan will be shut out

The largest pool of home mortgages went to FHA-qualified borrowers, who were only required to place three percent down. Without government backing, it’s likely everyone will need a minimum of five to ten percent down. And while the Federal Housing Administration will still be around, guidelines for borrowers will be moving more in line with the private sector.

As everyone has seen, it’s become challenging to acquire a loan because lenders are unwilling to bear the risk. For them to take on more risk, their requirements will change.

The current FHA loan requirements include;
• Two Years of steady employment, preferably with same employer.
• Last two years income should be the same or increasing.
• Credit report should typically have less than two thirty day late payments in last two years with a minimum credit score of 675 or higher.
• Bankruptcies must be at least two years old, with perfect credit since discharge.
• Foreclosures must be at least three years old, with perfect credit since.
• Your new mortgage payment should be approximately 30% of your gross (before taxes) income.

These are some of the most basic of FHA loan requirements. However, the upcoming changes will also affect home buyer’s closing costs. Lenders will undoubtedly ask to charge higher fees to accommodate more risk.

Right now, many fees in connection with a mortgage loan are regulated by the FHA, however, if more loans are backed privately, lender’s will argue that these fees must increase.

The fees that will probably increase include;

• Loan Origination: This fee is usually known as a loan origination fee but sometimes is called a “point” or “points.” It covers the lender’s administrative costs in processing the loan. FHA regulates this fee to a maximum of 1% of the loan amount. Often this is expressed as a percentage of the loan. Generally, the buyer pays the fee, unless otherwise negotiated.

• Credit Report Fee: This fee covers the cost of a credit report, which shows your credit history. The lender uses the information in a credit report to help decide whether or not to approve your loan and how much money to lend you. Typically $50 – $100

• Mortgage Broker Fee: Fees paid to mortgage brokers

• Underwriting Fee: Fee charged by investor for underwriting the submitted loan file and all of its paperwork.

Bottom line – do your homework and seek out the advice of your realtor for financing recommendations.

Be familiar with the process.Buying a home can be complicated. Take time to learn about the real estate climate and mortgage process in your area. If you know what to look for, you’ll get a better deal.

Get the facts.

Mortgages can look identical; be certain of the type of loan you are getting along with its conditions. Try not to miss any small subtle differences that could cost you thousands of extra dollars later.

Work with a broker or lender that has multiple investors.

If you are looking for options, talk to a broker who works with multiple lenders. With more options, it will be easier to find a program that suits you, especially if you have spotty credit.

Be honest.

Don’t hide anything from your lender. Most people have had financial troubles at some point and have less-than-perfect credit. Your lender will try to help, if possible, so give them the chance to do so.

Don’t make any large credit purchases prior to applying.

Your total debt determines whether or not you get the loan, and your total monthly payments have to be below a certain percentage of your gross monthly income. If you can avoid it, don’t take on new debt until after you’ve purchased your home.

Know your financial situation.

Review your credit report and if necessary, take steps to correct any blemishes. Although no one wants to dwell on negative thoughts, when it comes to financing a home, it is essential to be prepared for the worst case scenario. All lenders require you to have theft, fire and liability insurance on properties to secure their loans. Depending on where you live, you may also have additional requirements such as flood insurance if you live in a designated flood area.Generally, homeowner’s insurance offers protection in two areas. Casualty insurance covers losses or damages related to fire, theft and weather hazards. Personal liability insurance provides financial protection against someone who is injured while on your property. Other types of coverage can also be added.

The most basic homeowner’s policy covers the following eleven perils: theft, vandalism, explosions, falling aircraft debris, vehicle collisions, smoke damage, fire or lightning, civil commotions, windstorm or hail, malicious mischief, and glass breakage related to the structure. Homeowners should consider the lender’s minimum requirement when deciding on the amount of coverage that is needed. The minimum is usually the property’s purchase price less the value of the land. Additional coverage above that level is optional.

If you’re looking for homeowner’s insurance, you should base the amount of coverage on the replacement cost of the entire structure in addition to the value of your personal property. Make sure you do not insure your home for the current market value, which is the value your home would bring if sold today.

To estimate the replacement cost, multiply the square footage of floor space by the current construction cost-per-square-foot for similar homes. To find this information, try contacting a local builders association. For your personal property, make an inventory and check out current selling prices online. After you find a good insurance plan, it’s very important to update your coverage when home market values change or if you make a major improvement your property.

Covering Your Assets with Homeowners Insurance.  Many homeowners purchase a standard homeowners insurance policy because it’s required by the lender but many of us neglect to find out what is actually covered and if an umbrella policy is needed. Could you be paying for items you don’t need or perhaps you don’t have enough insurance?

If you’re thinking you’re covered against anything and everything you’ll be surprised to learn that there are exclusions to your policy.

The standard insurance policy covers

•    The structure of your home
•    Your personal property
•    Liability damages

Your home’s structure is covered if damaged by any disaster listed in your policy such as fire, hurricane, hail or lightning but will not cover damage caused by flood, earthquake or wear and tear. You’ll need an umbrella policy for those types of damages.

Personal belongings are covered by your policy however policies vary and some will pay the “actual cash value” which is minus depreciation while others will pay the replacement costs. To be sure your most prized possessions are covered you should prepare a detailed inventory of your furniture, clothing, jewelry, electronics and any other personal items that are costly to replace and discuss with your insurance provider. Your carrier will let you know if you have enough insurance to replace these items.

High-ticket items such as furs, media room equipment, and art should be appraised and probably will need an addendum to your policy for full coverage.

Liability coverage is not only on-site but covers you away from your home. Say your luggage is destroyed by the airlines while you’re on travel; your standard policy will cover the replacement of your luggage up to a certain value.

And if your neighbor is hurt on your driveway because you neglected to shovel the snow and ice away or you failed to fill-in that major crevice in the cracked sidewalk that caused an injury – your insurance policy will cover the lawsuit and minor medical bills.

Another convenient attribute of the liability portion of your homeowners insurance is that the liability will cover your kids away at college – as long as they reside in the dormitory. Say your son’s laptop is stolen from his dorm room – it’s covered under your homeowner’s policy. Again, you should read the policy and exclusions to see how they figure the value.

Do you have a home business?

Unfortunately, many home business owners mistakenly believe they are automatically covered since they have homeowners insurance. This is untrue; your business computer, furniture and any business related items in the office may be covered for a small amount, but we’re talking maybe up to $1000.

While very few home businesses need this type of endorsement it’s wise to consult your insurance agent. If you store inventory, expensive equipment like a laser printer or high-tech computers or any business devices that cost over $1,000 you should invest in a rider or umbrella insurance. Average costs are approximately up to $20 per year to add this rider to your homeowners insurance.

Homeowner’s insurance policies all contain exclusions and limitations. Always read your documentation because assuming that you can replace your most valuable assets and finding out later that you are susceptible to a major loss is too big a chance to take.
