Top 5 Homebuyer Mistakes To Avoid.  Feeling indecisive about purchasing a new home is common. Home purchases are typically the biggest financial investment you’ll make; however, the home buying process is challenging and, at times, confusing.  Utilize your real estate agents’ knowledge and advice.  These next 5 common mistakes are ones you don’t have to make;

1. What’s your price range?  Don’t get driven to buy more than you can afford.  It’s hard to know where to look or what to look at (detached house, condominiums, and town homes) until you know how much you can afford.  Visiting homes that are way out of your price range, regardless of whether the price is on the high side or low side, is not only a waste of time, it’s discouraging and a waste of time.

2. You don’t have the required down payment and closing costs available.  Many people purchase with less than a 20 percent down payment.  There are plenty of financing options available for low cash down home buyers, even in today’s market.

3. Real estate agents are not mind readers.  The most common complaint is that the real estate agent didn’t show the right kind of homes.  If you are looking at homes that do not appeal to you, could there be a miscommunication between you and your agent?  It helps to detail what you want and clearly communicate your desires about what you Love, Like and Dislike about homes.  This can really help your agent fine tune your choices and make great selections for you to review.

4. Underestimating the amount of cash you will need to close the sale.  This mistake should never happen but yes, it does.  Your real estate agent will provide an estimate of your closing costs at the time you make an offer to buy your home.  Then your loan agent or broker should provide you with another closing cost estimate within a reasonable amount of time after you submit your loan application.  Buyers will often come up short because it is not explained until the last minute that the lender requires extra cash.  This can often happen if there is a down payment less than 20 percent of the purchase price.

5. Applying for a loan with a lender who offers the lowest rates in town.  You’ve heard all the horror stories about the “best” lenders turning out to be the worst lenders. Great advertising complimented by over the top promises does not make that lender the best.  Often lenders who promise a too-good-to-be-true loan usually perform a bait and switch, just before your loan is approved.  Low interest rates are important, but always check a lender’s reputation because the best deal in town may not be worth the savings and aggravation down the road.

Just keep in mind during your home buying process that the price of buying, owning and maintaining your home will be worth all the bumps in the road.

Strategic Downsizing To Cut Costs. Everyone feels the strain of rising costs here and there. It may be groceries or it could be gas, but many of us are looking for solutions to an on-going problem. How to cut costs?

These days it becomes more of a strategy to save money. If you move to a walkable neighborhood you can cut down on gas, kids can walk to neighborhood schools, find entertainment at nearby parks and centers and more pep in your step means a healthier you.

You’re not just downsizing your space but you’re strategizing to move to a simpler life. You look at all the ways you can save on money just by moving to the right neighborhood. Ask yourself a few questions;

1. If you drive your kids to school or if your teenagers drive to school, wouldn’t it save money to downsize to a community where they can walk or buses will pick up?

2. What communities have shopping within walking distance? If you buy local you can save.

3. Which community could you move to that has a bus stop or train station nearby?

4. Are there banks/ATM machines in the community? Do you know how many times people must run out and drive to an ATM machine just to give money to the kids? What a waste of gas!

There’s more than one way to reduce housing costs. A smaller home typically means a smaller mortgage and smaller property taxes. It also means lower utility bills and reduced maintenance costs.

The biggest problem with downsizing to new homes is that people have trouble parting with the past but you always have your memories and trinkets.

The bottom line is that costs go up and down but they will never be so low that you won’t feel pocket stings, especially when you get closer to retirement age. That’s why downsizing is strategic; you must focus on cutting your expenditures so you have more going in your pockets than going out.

Asking yourself is it Worth It?

In most cases, the answer is yes. Sizing down will almost always mean saving money. Lifestyle is perhaps your wild card in this equation, and depends entirely on your personal wants, needs and any changes you hope to introduce.

Si observas con detenimiento tu extensa lista de costos de cierre en la oficina de tu prestamista, probablemente no encontrarás ninguno de estos etiquetados como “basura”. Eso ocurre porque a los prestamistas no les gusta admitir que algunos de los cargos que realizan como “necesarios” son realmente “basura”. En realidad, no son basura para el prestamista ya que representan un flujo importante de beneficios. Pero, ciertamente, no necesitamos esos cargos adicionales. Los honorarios basura son aquellos costos que son ideales para negociar con el prestamista y obtener así un mejor acuerdo. Pero el momento apropiado para negociarlos es antes de firmar la solicitud de préstamo. Una vez que lo hayas hecho, habrás consolidado tu trato para bien o para mal.

Afortunadamente, la nueva legislación sobre hipotecas ha limitado la cantidad en que se pueden cambiar las tarifas una vez que se haya aceptado el trato. Los costos inflados son sólo un ejemplo de honorarios y costos basura que se añaden a tu préstamo sin que lo sepas. Un ejemplo más flagrante es la de los cargos realizados por aquellas cosas que ya están hechas, como los “costos de suscripción” o la “preparación de los documentos”.

Un prestamista te trasladará el costo de una cuota de suscripción, el cual se refiere al costo que ellos incurren para financiar tu préstamo. Necesitan a alguien que vaya a través de todo tu paquete para asegurarse de que cumple con los requisitos de suscripción secundarios.

Sin embargo, una cuota de suscripción es puramente una cuota basura ya que el objetivo de solicitar el préstamo es que éste se va a suscribir. Se te cobra un cargo adicional aparte de los otros cargos, sólo por hacer exactamente lo mismo.
Otro honorario basura común es el costo de preparación de documentos. Básicamente, los programas informáticos imprimen toda la documentación necesaria con sólo tocar un botón. Alguien se encargará de teclear la información necesaria. Pero, nuevamente, la suscripción del préstamo y la preparación de la documentación son etapas que se encuentran dentro del ámbito general para conseguirte la aprobación del préstamo. El problema con los honorarios chatarra es que suenan como si fueran muy legítimos. Es difícil decir qué es real y qué no lo es. Como prestatario tienes el derecho de obtener una explicación, que sea fácil de entender, de cada uno de los cargos. Si el prestamista utiliza un lenguaje técnico, interrúmpelo y pídele una explicación detallada.

Para evitar el problema de que te den gato por liebre, habla con varios prestamistas y no compares las tasas de interés solamente, compara también los honorarios.
