The In’s And Out’s Of Locking In An Interest Rate

Congratulations on your decision to buy a new home!  Buying a new home can be a very exciting time; however, there are many things to consider and many things to get done.   One of the most important things – if not the most important thing – when buying a new home is your choice of lenders and the interest rates they charge.   Get this wrong and it could cost you thousands of dollars over the life of your loan.

Whether you are buying a new home or just re-financing your current one, it is a good idea to do some comparison shopping for the best lender with the best rates.  A low interest rate isn’t the only thing you should consider when shopping for a loan.  You will also want to consider the terms of the mortgage, what the closing costs will be and you will want to check the reputation of your lender.  Remember, this is going to be your lender for quite possibly 30 years, so you want to make sure they are reputable.

Your real estate agent will be a huge help when it comes to lenders and loans.  They will be able to provide you with a list of lenders that have the best loan packages available and will be able to tell you what their qualifying requirements are.   Your realtor can also tell you which lenders are willing to go above and beyond the call of duty  to provide you with excellent service and the ones that will make sure everything goes smoothly from start to finish.

The first thing your lender and realtor will tell you is that you need to “Lock In” your interest rate.  What that means is that the lender will guarantee you the current interest rate with specific predetermined points and fees for a specific amount of time, usually 30 days.

So after you have applied for your mortgage loan, the rates will more than likely fluctuate from day to day and week to week.  Therefore, if you don’t want to risk losing that great current interest rate, you will need to ask for a rate lock from the lender.   This will lock in your interest rate.

Real Estate Blunders And What Not To Do by Bold Real Estate Group

Real Estate Blunders and What Not To Do.  You have finally made the decision to start looking for a new home.  You are very excited and anxious to get started.  It’s very easy to get caught up in the moment when you come across a home that is perfect for you.   However, it is extremely important that you stay focused in order to avoid common and easily avoidable real estate blunders.   Let’s talk about a few of those blunders that could cost you more than money.

Blunder #1 – Over Extending Yourself – Make sure you purchase a home that fits comfortably within your budget.  The last thing you want is to move into your dream home only to find that you cannot afford to pay for it.  The next thing you know is your home has gone into foreclosure!  So make sure that you spend less than you make and set aside an emergency fund that you do not touch.  You can never predict an unforeseeable expense but if you have prepared for it you will be able to weather the storm.

Blunder #2 – Assuming That You Know What The Bank Will Do – If you are out looking for a home and you think that after you find one you will then apply for a loan – that is the wrong way to go.  You should first talk with a mortgage lender to find out first if you can even qualify for a loan.  If you can’t then you need to know what you have to do before you will qualify.  So first things first – get pre-approved.  Secondly, find out exactly how much you can borrow and then look for a home below that amount leaving room for repairs, closing costs and anything else that may arise in between.

Blunder #3 – Have A Set In Stone Budget – You must have a budget.  You must also include everything in your budget.  That means everything no matter how small of an expense, even if it is a pack of gum.  You will need to keep track of everything you spend for at least 90 days so that you fully understand exactly how much money you have to work with.  Trim the fat if you need too but do it BEFORE you purchase your new home.  This will give you time to adjust to your new lifestyle before adding your new mortgage expense.

Blunder #4 – Counting On Money You Don’t Have Yet – If you are out looking at new homes and preparing to put in an offer but you don’t have all of your down payment “yet” then stop everything.  You must have ALL of your down payment in the bank and ready to go.  If you think that by the time you are scheduled to move in that you will then have the money saved – you are taking a huge risk because more often than not, something else comes up that you will need to spend that money on and now you cannot afford the down payment on your dream home.

Blunder #5 – Failing To Pay Your Taxes – Every year millions of Americans don’t pay their taxes.  If you have not paid your taxes you could have a lien against your home and therefore will not be able to sell it.  In addition, you are at risk of losing your home.  Bottom line – file and pay your taxes EVERY year.

Hopefully, this will help as a reminder of what to do and what not to do when searching for your new home.  Remember to get all of your ducks in a row before starting this journey and the next thing you know you will be enjoying your new home.

Are Renters On The Rise In Your Community? Remember when you first moved in and loved your neighborhood?

Then the renters started moving in.

Now that the housing slump has put a damper on buying and selling many sub-divisions are becoming rental communities. The result, overgrown lawns, too many teens hanging out in the park and loud parties in the “frat houses” down the street; not to mention some driveways with a dozen cars parked out front and people streaming in and out. Does any of this sound familiar?
Thousands of property owners across the country are now renting out homes they cannot sell. As a result, developments that once were largely owner-occupied are filling up with renters who are less engaged in the community and less concerned about the upkeep.

But let’s be fair; not all homeowners are model neighbors and plenty of renters cut their grass, take in the garbage cans and turn down the music at 9 pm.

It’s a good news-bad news situation; renters can bring socio¬economic and racial diversity and a chance for owners to make money, even when times are tough. Some renters may start out as tenants but eventually will become buyers. Now for the flip side; too many renters can depress housing values in a community. You look at most renters as temporary with no long term vested interest in the community which will ultimately mean a swinging door – new faces in and out.

How to protect and preserve your neighborhood

• Many HOA’s require pre-approval by the board before allowing renters to move in. While this can cause problems it does provide another opinion about the people you’re about to allow into your space.

• While tempting, do not sign more than a one-year lease. If there are too many problems during that first year, you can simply choose not to rent to that individual again.

• Discuss, vote on and include language into your HOA bylaws that safeguard your community and keep your community stable.
Rules and guidelines pertaining to renters should be addressed at your annual HOA meeting. Be proactive not reactive. Often times, we wait until the “bleep” has hit the fan when we could have just addressed the situation before it became a problem.
Ask that homeowners update records if they move or rent; you need to know where notices should be sent.

Ask that homeowners provide a copy of any lease to the board so everyone knows how many people are moving into the community – this directly relates to the security of the community.

It all comes down to communication and setting up guidelines to live by.

Passing A Home Inspection Successfully.  Every home buyer has a different preference as far as their likes and dislikes are concerned. However, all buyers want to buy a house that is sturdy and is as sound structurally as it appears to be on the outside.

There are several problems that are scrutinized carefully by a home inspector since they are quite common and can turn out to be very costly when you set out to repair them. The best thing to do is to look for these 11 problems your self so that they can be reviewed and repaired as early as possible. Here are a few checks to get you started;

Is the plumbing defective?

Leaking and clogging are the two main signs that the plumbing in the house is defective. Water pressure can be gauged by turning on all faucets and flushing the toilet. The sound of running water shows that the pipes are undersized and if the water is dirty when the faucet is turned on, it indicates that the pipes are rusting.

Is the basement damp or wet?

A powdery white mineral deposit against the wall and a few inches off the floor, or mildew odor, are elements an inspector is likely to look for. These are all signs that the basement is damp or wet. Waterproofing can prove to be very costly. You will need to get an estimate of the costs to get a better idea about what you want to net on your home.

Is the heating and cooling system poor?

Poor heating is often indicated by insufficient insulation and a poorly functioning heating system. An inspector will check the life span. If there is a forced air gas system, an inspector will look carefully for any cracks on the heat exchanger since it can release carbon monoxide into the home.

Are there any roofing issues?

Curling of the asphalt shingles and damage from heavy wind are just a few things that can lead to water leakage through the roof. Leaking gutters and downspouts causing the water to run down through the exterior walls can lead to major internal problems in the roofing.

Is the wood rotting?

The inspector will probe the wood to see if there is any rotting in the door or window frames, trims, sidings, fences, or decks. He will pay special attention to any place that has been freshly painted.

Is the masonry work in good health?

Although re-bricking is quite costly, sometimes it is required to avoid problems with water and moisture penetration which could further lead to the chimney being clogged with fallen bricks or the entire chimney falling off onto the roof.

Are there structural or foundation problems?

Since structural integrity is necessary for every home, an inspector will investigate the underlying footing and foundation carefully.

Tough times can make it challenging for sellers and if you’ve neglected your home this can cause you to lose a potential home buyer. Perform a thorough inspection of the house before thinking about putting it up for sale. This will not only help you get a more accurate estimate of the sale price but will also not spring any surprises on you when a professional inspector does a check for these things.
